Position Summary

Reporting to the Director of Real Estate, the Portfolio Manager (“PM”) of Real Estate will work to drive the performance of AIMCo's real estate portfolio and manage partner and service provider relationships. The PM will be part of a team led by the Director and will be required to work cooperatively with team members to deliver on the team’s objectives and goals for its portfolio. The incumbent is expected to maintain a thorough understanding of the major Canadian real estate markets. This position will contribute to the growth and strengths of the overall team.

Responsibilities will include:
• Contributing strategy to property leasing and operating budgets with partners
• Development and monitoring leasing and repositioning strategies. Delivering on a property’s Business Plan.
• Assessment of new investment opportunities
• Asset reviews and performance assessments
• Provide market intelligence in geographic regions where managed assets are located
• Visit and tour portfolio assets, attend industry shows, meet with brokers and market participants
• Work within a team on an assigned portion of the portfolio
• Participate in team development and implementing operational enhancements.
• Build on relationships with existing partners and service providers

Our Ideal Candidate

• Undergraduate degree required with top academic credentials
• Preference to candidates with post graduate degree (MBA or LLB) or professional designation (CA, or CFA)
• Minimum 7-10 years' experience in multiple Canadian city real estate markets
• Demonstrated capabilities in transaction structuring with a track record in underwriting, negotiating and closing real estate transactions.
• Ability to get results through working with others (partners/co-owners) and strengthening relationships
• Well networked with established relationships in the Canadian industry.
• Real estate financial modeling expertise.
• Knowledge of ARGUS valuation and DCF software is preferred
• Proficient in Microsoft Word, Excel, and Powerpoint
• Ability to manage concurrent projects and meet deadlines with an attention to detail.
• Excellent written and verbal communication skills
• Foreign language skills an asset
• Strong personal and analytical skills
• Ability to build and foster relationships
• Valid passport for international travel for site visits
