Position Summary

The Senior Analyst, Investment Valuations is responsible supporting the senior manager in maintaining and executing valuation processes for real estate investments and associated securities and investment structures. This position also assists in managing relationships with real estate operations, the real estate investment team, and external appraisers to gather and review information required for carrying out valuation processes.

The Senior Analyst assists in the implementation of strategic initiatives to promote the continuous improvement of valuation policies, procedures, and processes. The position applies a strong understanding of valuation theory and best practices to:

  • complete analysis and corroboration of externally prepared valuation models and appraisal reports including drafting of valuation recommendation memos,
  • manage the day-to-day interaction with the real estate investment team and external appraisers engaged to provide valuation reports or appraisals; and,
  • assist in providing mentorship and training to more junior members of the Valuations team.


Other responsibilities include:

  • Executing the daily, and quarterly valuation processes and procedures, while maintaining compliance with established internal controls. This includes development and maintenance of valuation templates and models, preparation and presentation of valuation recommendations, and completion of projects within established timelines.
  • Collaborating with the real estate investment team and real estate operations team to promote efficiency and transparency of information flows and to maintain a thorough understanding of developments within the portfolio.
  • Assisting in the development and revision of valuation methodologies and standards aimed at improving the valuation process for private investments. Recommends new policies, procedures and standards for consideration based on changes in best practice valuation guidelines and practices.
  • Assisting in the training and development of other team members and acts as a mentor by demonstrating valuation best practices and adherence to policies and internal controls.
  • Staying abreast of trends and developments in the real estate market and appraisal communities, seeking out opportunities both to increase knowledge and demonstrate subject matter expertise on real estate valuations practices when needed by other areas within AIMCo. 
Our Ideal Candidate
  • Has at least three years of experience in private business, or real estate valuations with demonstrated competence in financial analysis and modelling.
  • Holds an undergraduate degree in Accounting, Finance, or related discipline.
  • Holds or is perusing professional accounting, finance, or valuation designation (eg. CA, CFA, CBV, AACI).
  • Understands IFRS.
  • Has a working knowledge of Argus Enterprise at the property and portfolio reporting levels.
  • Is proficient with MS Office applications (Excel, Word, PowerPoint).
  • Has been exposed to international investment structures and reporting.
